So my house has persistent damp and mould problems. It has given me asthma. My suspicion is that it's because of an old coal shoot in the basement that lets in water. My landlord refused to look at this as it was for "ventilation".
A leak has sprung in my basement and it's now flooded. They've had to send in their guys to look at this. I show them the coal shoot and they instantly say that is obviously not acceptable. I have been trying to get them to look at this for about 4 years.
I stop and have a cup of tea with the repairmen. I learn more about the landord each time I speak with them. I knew my landlord (who presented themselves as a "group of small landlords" when I started looking to rent from them) had about 250 properties, but I didn't know the revenue from them was £45 million. I had tried quite hard, and failed, to find companies house statements for the landlord. Apparently the assets are held in a network of shell companies based in tax havens.
They tell me about how the property has been signed over to the landlord's daughter, a 27 year old fresh out of business school. She "hasn't got the human side of things down yet", she only sees profit and loss. The rent increase in the middle of the 20% inflationary period makes sense now. They show me her house - it's not too far from me, and is an actual castle with towers and everything. I live not too far from the richest part of town (second richest constituency outside of London - a 19 year life expectancy gap between the poorest in the city) and have sometimes been sent to a private hospital by the NHS not too far from there. I have gawped at that very castle wondering who on earth could afford to live there. I had no idea my rent was paying for it.
We both speak about the injustice of people living in small, rundown terrace houses paying for a mansion for a millionaire heiress. Soon after they leave, I have another asthma attack.

@01gab had no idea how much time had passed, but the sun had dipped down beyond the horizon a long time ago. It felt like hours, and Gab couldn’t tell if he had managed to fall asleep during the trip. He was woken by the sound of tires on gravel and the squeak of brakes. He heard a car door click open, then the car bounce slightly, then a loud thwack as the door slammed shut. Footsteps crunched the gravel beneath them getting louder as they approached the boot. Another click, followed by the creak of the boot opening; a sudden flood of bright white light.
“Hello faggot, hope the ride wasn’t too bad for you boy?” Reece asked in a mockingly polite tone. He wiggled the torch up and down inspecting Gab as he did. Gab was scared now. This wasn’t part of the plan. He didn’t know where he was, he’d lost his passport, and he had no way to get back to the airport.
“I asked you a question faggot!” Hissed Reece. His voice now sharper and more commanding.
“It was okay thank you, but please I’m…”
A quick smack connected with Gab’s face.
“Listen here fag, and you listen good fag ‘cus I’m only gonna say this once.” commanded Reece. “From now on, every time you address me, you address me as Sir! That’s a Yes Sir! No Sir! 3 bags full Sir! Do you understand faggot?!” He barked.
“Y-y-yes Sir” managed Gab. His jaw aching from the slap across his face.
“Good faggot. So I’ll ask one more time. Did you enjoy the journey faggot?” Asked Reece.
“Yes Sir.” Quivered Gab.
“Good faggot. I’m glad to hear that. It’s been a long drive” he smirked as he leant down and pulled Gab up and out the boot.
“You can’t see much now in the dark fag, but this is my house yeah. I’m afraid I don’t live in a flat in central London. I lied fag. Most of what I’ve told you has been a lie fag. This is the house I inherited. It’s big. It’s in the middle of nowhere. And importantly, it’s got a big wall around it with huge iron gates. Now follow me faggot.”
He led Gab toward the large double front doors, but turned left before reaching the stone steps up to them, leading him around the back of the house to a hatch in the ground.
“This is the basement faggot.” He said. “But I’ve kitted it out as a dungeon. For you” Gab caught an evil smirk on his face in the torchlight. He knelt down and undid a padlock and slid two bolts out to open the heavy doors outwards. He descended some steps into the hatch and flipped a light switch. A series of small warm lights lit a dark tunnel in an orange glow ahead. “Follow!” Commanded Reece.
Gab obeyed. His heart racing and sweat building on his forehead. The tunnel extended for some 30 paces before terminating in a heavy steel door. Reece opened another locked padlock and three heavy bolts, squeaking as they slid across the metal. He put his shoulder to the door and pushed hard as it slowly dragged open across the floor. Another light switched and a singular light appeared in the darkness, not even touching the edges of the vast room in front of Gab.
He could make out in the dim light steel cages, pillories and stocks, an x-frame and many other exotic and terrifying sexual implements.
“Welcome to your new home faggot” grinned Reece.

London is filled with so many hidden treasures namely springs. And when you come across a spring in the city, it truly is a jewel to be looked after and caretaken.
London in essence is a water city, built ontop of an underground lake, with 21 river flowing through the city as well and into the River Thames. It’s original name is Llyn Din which means ‘the town of the lake’ or ‘the city of the waters.’
When I used to live in London I got to know the city very well through connecting to the water ways. Tracking where these rivers would start as bubbling springs, & seeing where they flowed & what direction they took through the city. Connecting to water in London helped keep me grounded & feel connected to the wider city as a whole.
It is through mapping out the springs, and rivers in London - that connected me to the ways of pilgrimage. Because in essence most old pilgrimage routes are directly connected to the water ways. Because water is life. And our ancestors would visit them for survival in quenching one’s thirst; and to venerate the life giving source that is water.
Working with the element of water in the city is a deeply beautiful, powerful & healing experience.
I have arranged private access to this spring in the centre of the city (seen in this pic from a previous pilgrimage I hosted) which originates from a bubbling spring on Hampstead Heath! And I tell you these waters are crisp cold, pure & strong. It’s such a wonderful mystery as these waters are far from it’s source in the north.
[Charlotte Pulver]

“Eventually, all things merge into one, and a river runs through it. The river was cut by the world's great flood and runs over rocks from the basement of time. On some of the rocks are timeless raindrops. Under the rocks are the words, and some of the words are theirs. I am haunted by waters.” ― Norman Maclean, A River Runs Through It and Other Stories

Somehow, another summer has come and gone and once more I am doing my usual little retrospective.
I feel like I’ve said this often, but it was a strange summer. It started slow. My aunt was in town and it felt like everything that could go wrong went wrong (not with her – in general.)
Finally, shortly after Canada Day, it started feeling like I was on break but then it was a whirlwind of people visiting us and then me leaving town for quite a while. By the time I returned, there was very little “chill time” left and now, it’s back to work.
I don’t hate the job but I don’t love it either. There are things I don’t mind about it and usually they outweigh the things I don’t like. However, I always feel like I need to be gently re-immersed in the chaos of work and of course, it is never gentle.
The idea of being cooped up inside starting Tuesday makes me want to bite someone, so I’m hoping summer doesn’t linger too much just for that.
There was a lot of good in this summer as well, but a lot of moments that made me feel really big negative emotions as well.
I enjoyed my trip, but I would have liked to be home more. There were many locales I would have liked to go to/explore, but I suppose I’ll have to do them either before they close for the season, or go next year.
Here is the list with comments, as always.

My dad’s cousin’s son and family came to visit us for the first time. My uncle, his wife and her niece also came at the same time. We were 10 people in the house and it was really great to run “the Inn” for them. It was unfortunate that their trip overlapped with ours.
It was so very strange narrowly avoiding big natural disasters. I saw Jasper nearly a week before it burned. Left LA a week before they had an earthquake. Sure, natural disasters happen all the time, but it somehow stupidly hits differently when you’ve just been or know the place. However, we got back in time to get leftover hurricane rain that caused some flooding in the basement and a power failure. Luckily, the flooding happened in 2 rooms in the basement where things are all on shelves and these 2 rooms are one step below the rest of the basement. Therefore, the water was contained. The one coming in through the basement window was new, however, but no real loss or big damages unlike others. Once more, we were very fortunate.
The train trip across the country was very nice. I absolutely loved this iteration of it compared to the last one. The Vancouver Redemption was excellent as well. The train community was really great and it was nice to just see random people bond together and share stories.
I don’t think I’ll ever not have complicated feelings with California but getting closure was worth it even if in the end, as always, it was “in my head”. It’ll also never not be weird seeing people you grew up with/have known since birth reach “adulthood milestones” when you yourself are miles and miles away from them – even if some don’t even interest you.
However, I did make a pen pal in LA and bravely showed this same person a drawing of mine.

I don’t feel as though I read as much as previous summers or watched as many series/movies, but then again, there were about 4 weeks where I was not really available. The same with spending time in my hammock at night. It was unfortunate that the main night of the Perseids it was overcast for a while and I was feeling under the weather, however, I did manage to at least see one the following night.
There’s something quite enjoyable with spending the late hours of the night in my hammock with my multitude of blankets listening to the crickets and the sounds of summer night. Surprisingly, I’ve never found those moments lonely. I find them calming and soothing and I will miss being able to be out for so long.
I also didn’t draw or write as much. Writing has been – not a struggle but a shift in production, I suppose and I’ve been trying to go easy on myself. I used to be able to write “one part” per day to my 3 sentence fic memes, or write a one-shot in a few days. I can’t remember the last time that’s happened and I’m not quite sure what’s changed. However, I did manage to complete one long fic that I had started at the start of June. I’ll take the wins where I can. I did continue working on another project as well and I did keep a travel journal. Drawing on the other hand took a bit of a rest.
Despite my father somehow ripping out my sunflowers even though I had told him where they were at the start of summer, the ones I managed to save have grown and have started to bloom. Getting a rash on my legs and arms will have been worth it, in the end.
I managed to make it to the pool 23 times, which is quite good considering I was away for quite some time and I “lost my neighbour’s pool privileges” since they now need to put a lock on their side door, because of city rules. Despite that, I rekindled my love for the municipal pool I used to go to when I was at camp as a kid and when I was a camp counsellor 12 years ago. It was a little bit nostalgic seeing the camp kids there though, I will admit.
There was also a fear of a break-in one night. My parents and I all got calls and alerts on our phones saying there’d been a disturbance on the main floor. The cops had even gone by and of course we weren’t home. It was a very stressful moment as I waited for news and I hope to never experience that again. Fortunately, once more, nothing had happened.
Despite being gone for a while, my plants mostly all survived under someone else’s care. However, upon my return I had the displeasure of finding new vermin on my plants – on some very big and treasured ones as well. Cleaning and checking them has been a little bit stressful. I’ve now started many cuttings to hopefully salvage them all. Throwing some of them was absolutely heartbreaking.
There are a few cool events coming up and I hope the new school year goes smoothly. I have no real plans for next summer, but I already long for its freedom.

Budgeting and Financing Your Rear Extension Project in London
Tumblr media
When contemplating an extension to your home in London, understanding the budget and financing aspects is crucial. Whether creating more space, adding value to your property, or simply enhancing your living environment, a well-planned budget is the foundation of a successful extension project. This comprehensive guide will explore the costs associated with different types of Rear extensions in london and the factors that influence these costs.
How Much Does a House Extension Cost?
The cost of a house extension in London can vary significantly based on many factors, including the type of extension, the materials used, the size, and the contractor you choose. However, to give you a starting point, here's an overview of the costs associated with different house extensions Interior Painting in London .
Ground Floor Rear House Extension Cost
Ground-floor rear extensions are a popular choice among London homeowners. They are ideal for expanding the kitchen or adding a dining area. The cost for this type of extension typically ranges from £1,500 to £2,300 per square meter. For a standard 20-square-meter extension, budget around £30,000 to £46,000.
Ground Floor Side Return House Extension Cost
Side return extensions in london are common in Victorian and Edwardian terraced houses in London. They fill in the narrow alley next to the kitchen to create a larger, more functional space. Depending on the complexity and finishes, these extensions cost from £2,000 to £2,500 per square meter.
Ground Floor Wraparound House Extension Cost
Combining both rear and side return extensions, the wraparound extension offers substantial additional space and can completely transform the ground floor of your home. The wraparound extensions cost about £2,000 per square meter but can increase significantly with high-end finishes and complex designs.
Whole-House Basement Extension
Creating a new basement or extending an existing one is an expensive but valuable investment, especially in London, where space is at a premium. Expect to pay between £3,000 and £4,000 per square meter, with costs soaring depending on depth and whether underpinning is necessary.
Glass Extension Cost
Glass extensions are an aesthetically pleasing option that can bring a modern touch to any home. They allow natural light to flood the space. Depending on the engineering and architectural requirements, these typically cost between £3,000 and £4,000 per square meter.
Conservatories and Orangeries Cost
Conservatories and orangeries are cost-effective ways to add light and space to your home. The cost of conservatories starts at around £1,000 per square meter, while orangeries are slightly higher at about £2,000 per square meter, reflecting their more substantial construction.
Flat Pack Extension Costs
Flat pack extensions, also known as modular extensions, are pre-fabricated off-site and assembled on-site, potentially saving time and money. Prices range from £1,500 to £2,500 per square meter.
Semi-Detached House Extension Costs
Extending a semi-detached house typically involves either a rear or side return extension or sometimes both. Costs generally start at around £1,500 per square meter but vary widely based on design choices and local planning requirements.
Additional House Extension Costs
Remember to budget for additional costs such as architectural designs, planning permissions, building regulations, and interior finishes. These can add 10-20% to the project's overall cost.
What Affects the Overall House Extension Cost?
Several factors can influence the cost of your house extension project:
Design and Planning
The complexity of the design and the architect's fees can have a significant impact. Custom designs with high-end finishes will increase costs.
Extension Size, Shape, and Height
Larger, more complex extensions will cost more. Height can also be a factor, especially if it involves altering the roof line.
Building Site Constraints
Site access, ground conditions, and proximity to neighbouring properties affect construction costs.
Windows and Doors
The size and quality of windows and doors can significantly affect the extension's cost and appearance.
Construction
The choice of materials and the construction method will impact the overall budget. High-quality materials and specialized labour are more costly but can provide a better finish and durability.
Conclusion
Planning and budgeting for a house extension in London requires carefully considering various factors contributing to the overall cost. By understanding these elements and planning accordingly, you can ensure that your extension project meets your needs and stays within your budget. Whether you opt for a modest glass extension or a full-scale basement project, the key to a successful extension is in the planning and execution.
FAQ
What is the average cost of a ground floor rear extension in London?
Answer: The average cost for a ground floor rear extension in London typically ranges between £1,500 to £2,300 per square meter. For a standard extension of about 20 square meters, the overall cost can vary from approximately £30,000 to £46,000, depending on the specifications and finishes chosen.
How does the size and shape of the extension affect the overall cost?
Answer: The size and shape of the extension significantly impact the total cost. Larger and more complex shapes require more materials and labor, which increases the expenses. Additionally, unconventional shapes might require custom solutions for construction and design, further elevating the cost.
Are there any additional costs I should consider when budgeting for a house extension?
Answer: Yes, besides the basic construction costs, you should account for additional expenses such as architectural design fees, planning permissions, building regulations, and interior finishes. These can add an extra 10-20% to your overall budget. It's also wise to set aside a contingency fund for unexpected costs during the project.
What are the cost differences between conservatories and orangeries?
Answer: Conservatories are generally less expensive than orangeries, with costs starting around £1,000 per square meter for conservatories and about £2,000 per square meter for orangeries. The higher cost of orangeries reflects their more robust construction and the use of more substantial materials, which typically results in better insulation and durability.
How can I reduce the cost of my house extension project without compromising quality?
Answer: To reduce costs effectively while maintaining quality, consider simpler designs and standard materials that are easy to work with and readily available. Additionally, sourcing multiple quotes from contractors can help you find the best value. Planning the project during off-peak seasons might also reduce costs, as contractors are often willing to negotiate during less busy periods.

EMERGENCY TIPS FOR PLUMBERS: EVERYTHING YOU NEED TO KNOW ABOUT LEAKS
Tumblr media
Have you woken up to flooding in your home or basement but can't find the cause? Water bills are going up every month, but your usage is unchanged? Whether it's a pool of water on the floor or worsening water damage in your home, finding a leak and fixing it as soon as possible is important to minimize the cost of plumbing work and repairs. Here, we look at the possible causes of leaks around your home and how to fix them to mitigate the damage.
RECOGNIZING A LEAK
If you suspect you've sprung a leak somewhere in your home, you can use your water meter to confirm that you've sprung a leak so you can take steps to fix it.
Close all outlets in your home and make sure no water is used for the next half hour. This includes water filters and ice makers in the refrigerator.
Once all outlets and sources of water use in your home are shut off, locate your water meter. Check the leak detector and see if it moves - this is a quick way to check for a leak.
You can also note the time and position of the water meter needle on the dial.
Wait between 30 minutes and 2 hours and recheck the position of the dial on the water meter. (The longer you wait, the greater the chances of detecting a small leak.)
If the reading on your water meter has changed after some time - water is leaking in your home.
COMMON CAUSES OF LEAKS
Although a leak can occur in any pipe or outlet both inside and outside your home, there are some common causes of leaks to watch out for.
LEAKING TOILETS
Toilet leaks are often ignored and can be silent, but they can end up wasting hundreds of gallons of water a year and driving up your water bill. Leaking toilets are usually easy and inexpensive to fix once you identify the problem.
You may be able to see and hear your toilet running. Otherwise, you can test for a leak by putting a few drops of food coloring in the tank and letting the toilet sit for an hour or two without flushing. If colored water gets into the bowl, you have a leak in the toilet.

Note
May the worksite be subject to a lot of localised hurricanes and flooding (during the workers' time off).
Also, how does she know she loves London? She was locked in a basement the whole time!!
it's quite hilarious that Taylor was like I MOVED TO A FOREIGN COUNTRY, I WAS STUCK IN THERE!!! And now she's building a home base there apparently??? Slightly unhinged, is she trying to re-define the city for her or wants to create new memories with a different man there?? Because apparently this is not a renting, but actually a new construction all together.

she's doing WHAT NOW????
